What is an EICR?

An EICR is an inspection and test of a building’s electrical system to ensure it is safe and in good condition. The report identifies any issues with the installation and advises on steps to mitigate risks and resolve any problems.

EICRs identify the following:

  • The Integrity of the Electrical Installation

  • Any Existing or Potential Damage, Defects or Deterioration

  • Compliance or Non-Compliance With Regulations

  • Recommendations For Improvements and Remedial Work

Following the inspection, the electrician will provide an EICR certificate that includes a summary of the installation’s condition along with other relevant information, such as any repairs or further investigations needed.

What Happens During an Electrical Safety Inspection?

At 1st Call Mechanical Electrical, we provide an efficient service to complete EICR inspections with minimal disruption and hassle.

The process is as follows:

  • Ensure electrical installations on the property are safe.

  • Identify damage, wear and tear that might affect the safety of occupants.

  • Identify any components of an electrical installation that do not meet wiring regulations.

  • Identify any electrical appliances likely to cause shocks and fires.

  • Record the condition of an electrical installation for future inspections.

Landlord and Homeowner EICRs | Legal Requirements

Not all property owners are legally required to obtain an EICR certificate at regular intervals. Homeowners who live in their properties do not need an EICR. However, we recommend getting a qualified electrician to complete an electrical safety inspection at least every 10 years and when moving into a new home. This will ensure your electrics are in good, safe condition, giving you peace of mind and potentially saving you from electrical faults, shocks and fires.

Landlords in Wakefield, Leeds and across England must schedule an EICR for each property they own every 5 years at a minimum. You must also supply a copy of the report to existing and new tenants and the local authority. Any remedial work listed on a landlord EICR must be completed within 28 days or before if specified in the document. Written confirmation that this work has been completed must be sent to the tenant and local authority.
